Land Planning
Good land planning is commonly held to be the result of
balancing the suitability of the site with the development
programming needs and creating high quality environments.
Camiros, Ltd. has demonstrated a high level of expertise in
both areas. However, it has been our experience that successful
land planning requires a third component, which is the integration
of the project into broader plans for the surrounding area.
This integration is needed to ensure that the project is in
step with the community's plans for growth management in areas
such as traffic/transportation, land use, urban design and
fiscal policy. The prospects for obtaining local approval
are greatly enhanced when integration with community plans
is demonstrated.
To do this, the ramifications of planning influences beyond
the site's boundaries must be addressed early on in the land
planning process. Our approach to land planning recognizes
the importance of incorporating these influences into the
design of the project. Our depth of experience with public
sector planning allows us to interpret how community planning
policies should influence site-specific land planning. This
also makes us well positioned to discuss and resolve planning
issues with the municipality's staff as well as with appointed
boards and elected officials. The result is a more comprehensive
approach to land planning assignments which identifies potential
conflicts with local government and surrounding development.

Expert Testimony
Camiros has been called upon to defend the policies, plans
and development codes of many client communities. We have
also been asked to support challenges to such policies when
positions defy sound planning ethics and practices. For the
most part, these assignments have been zoning-related, however
they have also included issues of fair housing, disconnection
of property from municipal corporations, condemnation compensation,
water and sewer allocation, and environmental issues.

Developer Representation and Mediation
In today's complex and active local regulatory environment,
developers often look to the planner for assistance in formulating
development approval strategies. This is because the planner
understands the needs and concerns of both the development
community and the municipality. Camiros can play both the
role of facilitator for the developer and for the community
in the development approval process. Our experience has made
us aware of what issues need to be addressed to make approval
proceed efficiently. Camiros can play a major role in assuring
